For those who take out these loans in modest amounts and make wise purchases of commercial properties this can be a smart move.   1. Take out a home equity loan

  2. Buy good condition rental property 

  3. Fix it up in order to increase it's value.

  4. Rent it for one year using funds to pay down debt and increase equity.

  5. Sell it while the property value is at it's highest point.

While this may seem to be a way to realize a big return on ones investments, It is equally wise to recognize that the market may see rental property inflation in the years to come.
